OUR STORY

KPMCo was founded by Ilan Krost, a property professional and seasoned sales maestro. Ilan identified a gap in the market after having a bad experience with the management of his own investment property. He established KPMCo with the aim of providing unparalleled levels of service and professionalism that he would expect to receive with his own property. 

Passionate about the real estate sector, Ilan has spent the last several years specializing in the sales and rentals of both Residential, Industrial and Commercial properties across Gauteng. Prior to this, he spent a decade providing ICT services to clients for their Residential & Commercial Property Portfolios. Through the combined use of technology and a hands-on approach, he aims to streamline the property management process.

We also ensure we’re in constant contact with tenants, allowing us to identify issues as they arise and not when they become a problem.

HOW WE DO IT

Market Evaluations

Your dedicated Property Manager will carry out a full and comprehensive Comparative Market Analysis (CMA). A professionally researched CMA is an essential part of a marketing plan and will highlight what similar properties in the suburb are being rented for. Using the CMA as a guide, your property manager will work with you to decide what rental to charge for your property based on current market conditions and trends. This is an invaluable service as over or under pricing your rental can be a costly exercise. If you overprice your property, you run the risk of your property sitting empty, and if you under-price your property, you may sign on a tenant for too little.

Marketing your property

Don’t be fooled, not all advertising is right for all properties. At KPMCo, we don’t adopt a one-size-fits-all approach to our marketing, rather offering a tailored marketing service based around your property and its unique selling points. Based on your property, we will advise you on the right channels to market your property. Professional photography is also key when marketing any property, and can make the difference when competing in a tight market for the best tenants and the best rental price.

At KPMCo, we offer a professional photography service at a small extra fee to ensure our clients receive the best possible service.

Finding the right tenants

Meeting, interviewing and vetting tenants is more complex and time-consuming than it may look. KPMCo will carry out credit checks, past landlord references, income verification and more, to ensure the right tenant is placed in your home or investment.

The importance of finding and selecting the right tenants cannot be overstated. The right tenants pay on time, minimize wear and tear, and care for the property as if it were their own.

We use TPN credit bureau who are the only credit bureau globally to specialise in vetting tenants for rental properties. We’ll also contact the potential tenant’s employer as well as their most recent landlords to check and verify all information supplied.

Property viewings

Scheduling viewings, coordinating with tenants, and hosting showings, can be time-consuming and inconvenient.

The KPMCo team will manage and execute this process from start to finish in a timely manner, to ensure your property is rented as quickly as possible to the right tenants.

The property manager will liaise with all potential tenants on your behalf and will conduct in-person interviews with potential applicants.

Legal lease agreements

With your tenant selected and vetted, KPMCo will provide a solid contract that is up-to-date with the constantly changing Residential Housing Act. We ensure contracts are created to protect and facilitate your needs. Your property manager will then ensure contracts are signed and filed, and appropriate security deposits are collected and held in registered Trust Accounts prior to anyone moving into a property.

Deposit collection

We will collect the deposit from the tenant and place it in an allocated interest-bearing account for the duration of the lease.

Rent collection

Your property manager will collect rent from tenants and deposit the net rental income directly to your bank account, net of fees and expenses.

Move-in / out inspection

A move-in checklist provides a convenient and organised way for you to keep track of your rental property’s condition and check for damage beyond normal wear and tear. Having a rental walkthrough checklist ready, can help streamline the transition in and out of a rental property and make it less stressful for both the landlord and tenant. Your dedicated KPMCo Property Manager will personally conduct all inspections to ensure the process is seamless and stress-free.

24-hour property maintenance and tenant support

When your tenants call, we’ll answer. Our team is available 24/7. So no matter the time of day or night, our team of trusted contractors are on hand to take care of repairs and maintenance of your rental property for the best price and quality.

We are affiliated to a network of tried and tested professional tradespeople who will quickly and professionally respond to any issues.

Unlike many property management firms, KPMCo does not charge additional fees or accept any “kick-backs” for referrals to our network of tradespeople.

Utility accounts

Our team of property management professionals will ensure all bills are tracked and sourced to eliminate missed payments and possible disconnections.

Billing and invoicing

You’ll never be surprised by a deduction from your account in excess of your chosen limit. All expenses associated with your account are tracked and approved before work is commenced. We appreciate that you are entrusting us with your important investment. All work orders above your agreed upon cost threshold will be approved by you before they are carried out. If you receive a deduction for work completed, and we do not have a record of your approval, you don’t pay. (Please note: This excludes an emergency that risks the health and safety of the building and property).

Monthly financial reports

A detailed income statement will be provided to you on a monthly basis.

Regular inspections

Property managers will perform a minimum of 2 inspections per year to ensure your rental property is secure and being properly looked after. We will send you the inspection report as well as updated photos of your property. This enables you to stay informed about your property without infringing on the rights of the tenant.

Year-end accounting summary

At the end of each year, you can easily print off a complete summary of revenues collected from your Property Management Account. This report will include revenues collected and expenses incurred to be used for tax purposes.
